Friendly and Professional

Having qualified as a Chartered Surveyor in 1990, I have specialised in the Survey and Valuation of Residential property since 1992, initially across London, before moving to practise in Bournemouth in 1997.

I have a detailed knowledge of residential property in the Bournemouth, Poole, Christchurch and surrounding areas, having carried out many thousands of surveys and valuations on all types of property over the years.

I am a member of the RICS Valuer Registration Scheme. This scheme monitors and audits the quality of valuation work carried out by Chartered Surveyors in order to confirm that this complies with all RICS guidelines and requirements.

In addition to the above I am also a Non Domestic Energy Assessor, fully accredited to complete Energy Performance Certification, (EPC’s) on Commercial buildings.

With  30 years experience as a Chartered Surveyor I can offer a genuinely professional and personal service at a competitive cost.

RESIDENTIAL SURVEYS

Buying a home is, for most people, the largest financial commitment they will make.

Survey reports can often seem daunting, and I aim to offer a complete service which will not only provide a concise and easily understandable report, but also I will take the time to fully explain the results and implications of the survey with you so that you can make an informed decision.

Commissioning a Survey offers you the opportunity of assessing that the property you are buying is actually what it seems, and reduces the risk of expensive defects becoming apparent only after purchase.

It also offers you the opportunity of renegotiating the price to reflect the cost of significant defects. 

If you are a cash purchaser it is particularly important to have an independent survey both in order to assess the condition of the property and also to offer reassurance that the purchase price is reasonable.

Even if you are having a Bank or Building Society Mortgage Valuation carried out, this does not constitute a Survey and will not provide anything more than very basic information on the property, this being primarily for the Lender simply to assess that the property is suitable security for the loan.

There are three Survey products available under the recently introduced RICS Home Survey Standard,  Survey level 1, the RICS Condition Report, Survey level 2, the RICS HomeBuyer Report (available with or without valuation) and Survey level 3, the RICS Building Survey. 

For the majority of property types, the RICS HomeBuyer Report (level 2) is often found adequate. This provides a relatively inexpensive, concise form of report which focuses on defects and other problems which are considered urgent or significant. It rates each aspect of the property in respect to its condition and provides advice as to necessary further action.  It also offers the opportunity to provide a Market Valuation and an Insurance Reinstatement figure for Building Insurance (if required). 

The RICS HomeBuyer Report (level 2) is not however suitable for properties that are unusual in terms of their age or type of construction and the RICS Building Survey (level 3) may be more appropriate in these cases.

ENERGY ASSESSMENT

An Energy Performance Certificate (EPC), rates how energy efficient a building is. The certificate will grade the building for efficiency from band A to G (A being the most efficient grade).  A Recommendation Report accompanies the EPC. The Recommendation Report, if implemented can save money by reducing energy consumption.

If you want to let or sell your commercial property (with a few exceptions) you will need to have a valid EPC before the property is placed on the market. 

From April 2018,  commercial buildings made available for rent (including lease renewal), must have an EPC rating of band E or above. If the banding is an F or G, the building must be improved to an E or above before it may be let.

If after instruction, inspection and calculation, the draft EPC shows that the minimum compliant energy rating will not be met, I would be happy to advise you of the most cost effective improvements to meet the minimum energy rating. Once these improvements are completed, a reinspection is required to confirm that the required improvement works have been completed satisfactorily. A compliant EPC can then be issued, this being valid for 10 years.

As a fully accredited Non Domestic Energy Assessor with Stroma, I can provide the required Energy certification and advice at competitive cost.
